You do not have to get everything ready before talking to an agent. If you are thinking about selling, an early conversation can help you decide where to spend your time and what can wait.
We help sellers throughout Central Ohio, including Lancaster and Fairfield County. Some already know where they are going. Others are still deciding whether to move. Either way, we can start with a few basic questions.
What do you want to do next?
Are you looking for more space, moving closer to work, or ready to rightsize? Is there a date you need to move by? Tell your agent what you are trying to accomplish so you can work through the timing together.
If you are also buying, talk about that early. Selling one property and buying another involves decisions that affect each other. Your agent can help you understand what needs to happen and when.
Get your property information together
Gather any maintenance records, warranties, and receipts for improvements. Write down updates you have made and roughly when you made them. If there is something you are not sure about, put it on your list of questions.
You do not need an elaborate system. A folder with the information you already have is a good start.
Ask before taking on big projects
You may already have a list of things to clean, fix, or replace. Before spending money on larger updates, walk through the home with your agent. Discuss what needs attention and what makes sense for your situation.
Talk through how your home will be marketed
Ask what is included, how the home will be presented, and how showings will work. Your agent should explain the plan so you know what to expect and can ask questions before getting started.
Decide how to stay in touch
Let your agent know how you prefer to get updates. Talk about showing arrangements, your schedule, and anything that could make the process harder to manage. Those details matter when you are still living in the home.
If selling is on your mind, reach out to The Local Brokerage. Tell us a little about your property and what you are considering. We will help you work out the next step.
